Booking terms

Draft — these terms are pending legal review. They describe how bookings currently work and what you agree to when you request a stay.
1. Who we are and what these terms cover
Nomi Homes (“we”, “us”) offers furnished short-term rentals in Burnaby, British Columbia, for direct booking at book.nomi.homes. These terms apply to every booking made through this site. By ticking “I agree” at checkout you accept them, along with the house rules and our privacy policy.
2. Requests, confirmation and payment
A booking is a request until we confirm it. When you submit a request your card is authorized, not charged, for the full amount shown. We review requests promptly (usually within a few hours) and either confirm — at which point the card is charged and you receive a confirmation email and code — or decline, in which case the authorization is released and nothing is charged. Requests that we have not decided within 24 hours expire automatically and the authorization is released.
All prices are in Canadian dollars. The total shown at checkout is the full price: nightly rate, cleaning fee, any extra fees, applicable discounts, and taxes (GST, BC PST and MRDT), each itemized before you pay. Payments are processed by Stripe; we never see or store your card number.
3. Cancellation and refunds
The cancellation policy that applies to your stay is shown on the booking card before you pay and repeated in your confirmation email. It mirrors the policy on our Airbnb listings:
- Stays under 28 nights (“Limited”): full refund if you cancel at least 14 days before check-in; 50% of the nightly subtotal refunded if you cancel 7–14 days before check-in; nights are non-refundable if you cancel less than 7 days before check-in. The cleaning fee is refunded for any cancellation made before check-in. You may cancel for a full refund within 24 hours of booking.
- Stays of 28 nights or more (“Strict Long-Term”): full refund if you cancel within 48 hours of booking and at least 28 days before check-in. After that, the first 30 nights of the stay are non-refundable; any nights beyond the first 30 are refunded.
- Once a stay has started, nights already used are not refunded. Taxes are refunded in proportion to the refunded amount.
Refunds go back to the original payment method and typically appear within 5–10 business days. If we must cancel a confirmed booking for reasons within our control, you receive a full refund and we will help you find alternative dates where we can.
4. Damage protection
To operate the smart lock we need a mobile phone number at booking; your door code is derived from it and is personal to your stay.
Instead of a security deposit hold, you agree that we may keep the payment method used at booking on file and charge it, without further authorization, for damage to the property or its contents, missing items, excessive cleaning, or breaches of the house rules (for example the smoking policy), discovered during your stay or within 7 days after check-out. Charges are limited to the damage protection amount shown on your booking (currently CAD $500) and are itemized in an email to you with the reason. Where the cost exceeds that amount we may pursue the balance separately. Normal wear and tear is never charged.
5. Your stay
- Check-in from 3:00 p.m.; check-out by 11:00 a.m. unless agreed otherwise in writing.
- Only the number of guests on your booking may stay overnight. No parties or events. Quiet hours apply 10 p.m.–8 a.m. The full house rules, including the no-smoking policy, form part of these terms and are linked in your check-in email.
- The exact address and access details are sent by email two days before arrival to the address on the booking. Please keep them private.
- You are responsible for the conduct of everyone in your party during the stay.
- We may enter the property in an emergency, or for urgent repairs, giving as much notice as the situation allows.
- No pets. Pets are not permitted in either suite, including visiting pets.
6. Liability
We provide the property with reasonable care and skill. To the extent permitted by law, we are not liable for loss or damage to your belongings, or for losses caused by events outside our reasonable control (including utility outages or severe weather). Nothing in these terms limits liability that cannot be limited by law.
7. General
These terms are governed by the laws of British Columbia and Canada. If any part is found unenforceable the rest still applies. We may update these terms; the version you accepted (shown on your booking) is the one that governs that booking. Questions: hello@nomi.homes.
