House rules

Our suites are the two halves of a family home in a quiet residential building that we live in too. These rules are about being a good neighbour for a few nights — nothing here is meant to get in the way of a normal, comfortable stay. Serious breaches (smoking, parties, pets, unregistered guests, tampering with alarms) can end a stay without refund, and costs they cause are charged under the booking terms.
The basics
- Check-in from 3:00 p.m., check-out by 11:00 a.m. Please ask us in advance if you need different times.
- Only the guests named on the booking stay overnight, up to the suite's listed capacity. Visitors are welcome during the day — please give us a heads-up first; never when you're not there, and not overnight.
- No parties or events of any kind.
- No subletting, re-listing, or passing the booking to someone else.
- Stays of 28 nights or more are treated as a tenancy under BC's Residential Tenancy Act (the Act exempts vacation stays, but a home you live in for a month or more falls under it), so we sign the standard BC tenancy agreement (form RTB-1) with our house-rules addendum before check-in — no card is taken online for those stays.
Quiet hours: 10:00 p.m. – 8:00 a.m.
- No music or TV audible through walls, floors or windows; no gatherings on patios, decks or the rear stairs.
- The exterior stairs are metal and carry sound — please go easy on them late at night.
- Outside quiet hours, normal life is fine: kids, cooking, music at a reasonable volume.
No smoking, no pets
- No smoking or vaping of anything — tobacco, cannabis, e-cigarettes — anywhere on the property, including patios, decks, stairs and the yard. Smoke travels between units. Smoking inside ends the stay without refund and is charged a $500 professional cleaning fee plus any damage.
- No pets of any kind, including visiting pets and pet-sitting.
Safety
- Never disable or cover smoke, CO or leak detectors. If one chirps or false-alarms, please message us and we'll fix it.
- No candles, incense, open flames, fire pits or BBQs of your own. Please ask us before using the shared charcoal BBQ — and never leave it unattended.
- Please keep exits, stairs and landings clear, and don't prop exterior doors open.
- Please run at most two high-draw kitchen appliances at once (kettle, toaster, air fryer, microwave, rice cooker) — three together trips the breaker.
- Please don't block heaters or vents, or run extension cords under rugs or through doorways.
Heating, cooling and comfort
- Heating is radiant — the thermostat remote is on the living-room wall by the TV. Please don't set it below 18 °C, even when you're out.
- Air conditioning is controlled from the main house on a schedule. Please message us if you'd like it on sooner or colder and we'll adjust it.
- Please open a window on dry days, and keep furniture clear of heaters and vents.
Kitchen, bathroom and plumbing
- Please put nothing down the drains but water and waste — no grease, oil, coffee grounds, food scraps or wipes (even “flushable” ones). A blockage caused by what went down is charged at the plumber's cost.
- Please run the bathroom fan during and after showers, and the kitchen fan when cooking — it's a damp city and that's how mould stays away.
- Please tell us straight away about any leak, drip or running toilet.
Garbage and recycling
- Please bag and tie garbage; food scraps go in the green cart (paper bags or newspaper, no plastic).
- Burnaby sorts strictly — please follow the sorting guide in the suite: black cart garbage, green cart food & yard, blue box containers, grey box glass only, yellow bag paper & cardboard.
- Please don't leave bags outside the bins or on the curb; large items can't be left on the property.
Parking and outside
- Free street parking right out front — no permit needed. Please don't block the lane, the carport or the garage door.
- No vehicle repairs, oil changes or fuel stored on the property; leaking vehicles can't park here.
- Patios and decks are yours to use — please keep them tidy and free of anything that can blow away or burn.
Access, security and privacy
- Your door code is personal to your booking — please don't share it, and keep the door locked when you're out.
- Locked out, or something not working? Please message us — we live next door and we'll come and sort it out, whatever the hour.
- Exterior security cameras cover the entrances, driveway, yard and bin area (never inside any suite).
- Please don't change or add locks, mount things on walls, or move furniture and appliances out of the suite.
Checking out
- Please leave the suite tidy: dishes done and drying, garbage bagged and in the bins, windows closed, door pulled shut.
- Normal cleaning is covered by the cleaning fee. Excess cleaning, damage or missing items are charged under the booking terms (up to the damage-protection amount; more is pursued separately). Accidents happen — tell us early and we'll sort it out fairly.
- Please report anything broken or not working, even if it wasn't you.
